We replaced all the tile work throughout the home, painted the entire home, added some hardwood floors and refinished the rest, added hardwood to the stairs, recarpeted the bedrooms, replaced all the ceiling fans and most of the lighting, added lighting, widened the opening from the kitchen to the dining room, widened the doorway into the new master closet and added a barn door, widened the doorway into the new master bath and installed a pocket door, installed all new hinges and door hardware throughout...Turned an awkward room off the master bedroom into a fabulous closet & laundry area and updated all 3 bathrooms and kitchen.... whew! We also installed custom shelving in the new pantry, repaired the chimney and added new gas logs and moved all of the downstairs HVAC vents off the baseboards and had all the duct work professionally cleaned at the end, replacing all the registers.
We completely re-decked this deck with vinyl deck boards, vinyl fascia and handrails. The stairs were completely rebuilt. The under decking is 3D vinyl lattice. We even put a little fence around the heat pump that can be easily accessed for maintenance. This area is now maintenance free other than a regular washing.
On this project we demolished their deck and installed this sweet little stoop with black composite handrails in its place… we also installed a very useful paver patio with a walkway that extends from the backyard to their garage entry door and driveway. They have just the right amount of room for their lovely outdoor dining furniture (covered for the season) that they will now be able to fully enjoy without the obstruction of deck handrails making it feel tight. They also opted for a cozy corner fire pit and have already begun to enjoy that this year. Siding repair was necessary due to removal of the deck, we used the exact siding that was previously installed on the house, it stands out a bit but cannot be helped. We also replaced a gutter downspout so that it wouldn’t empty onto the new patio.
We rebuilt their deck to code. We replaced the piers and built new stairs, adding additional stringers and risers, all new posts, balusters, and handrails.
We new life back to their deck, front porch steps and rebuild the steps leading from their garage entry door.
We tore off two old layers of siding and installed HardiePlank prefinished in smooth Iron Grey. All of the facia, rake and corner boards were removed and replaced with Hardie trim material. Solid and vented Hardie soffit was installed, and then painted to match the siding. We removed the old brickmold around the windows and replaced it with Hardie flat casing in Artic White. The sun room doors were trimmed out the same way and then painted. We even painted the light pole and mailbox to match the house. For a pop of color the homeowner chose a bright yellow from SW called Gusto Gold. A new Andersen storm door was installed, but the icing on the cake are the black gutters that do their job and blend in great with the Iron Grey HardiePlank.
We updated the hall bath, laundry room and foyer lighting. They were an absolute joy to work with, can’t wait to do the main bath and powder room, up next! Check out the Toto toilet and the cool exhaust fan that we found that meshes Tina’s style exactly.
